Why Southwest Florida homes need a specialized flooring approach
Flooring installation in Cape Coral, Naples, Fort Myers, and Bonita Springs is not the same job as flooring installation anywhere else in the country. Three factors set Southwest Florida apart: humidity, hurricane potential, and slab-on-grade construction.
Humidity in Lee and Collier counties runs above 70% for nine months of the year. Hardwood that wasn't acclimated properly cups in summer and gaps in winter, requiring callbacks and warranty work. We acclimate solid hardwood for 5-7 days on-site at the installation environment before any nail goes in, and we monitor moisture readings throughout the install. Engineered hardwood with proper moisture barrier handles SWFL climate better than solid hardwood in most cases.
Hurricane season runs June through November. Homes flood. Insurance companies cover water mitigation, but reinstallation is on you. We choose materials with moisture-tolerant constructions (waterproof LVP, porcelain tile, sealed engineered hardwood) where the homeowner has had previous water events or lives in a flood-zone-rated area. Our written estimates account for elevation, slab condition, and access to moisture barriers.
Slab-on-grade construction. Florida homes almost universally sit on concrete slab. Solid hardwood that nails into a wood subfloor is off the table without a complete subfloor build-up that costs more than premium engineered hardwood. We default to engineered hardwood, LVP, or porcelain tile for slab installations. Glue-down, floating, or click-lock depending on slab moisture readings and product specification.

Engineered Hardwood
The default answer for slab-on-grade SWFL homes. Real wood top layer (3-4mm) over multi-ply core. Handles humidity better than solid hardwood. 30-50 year service life with proper care. Refinishable 1-3 times depending on wear layer.
Luxury Vinyl Plank (LVP)
Waterproof, click-lock or glue-down. Best for kitchens, bathrooms, mudrooms, and anywhere humidity or water spills are routine. Quality SWFL-spec LVP runs 12-20 mil wear layer and lasts 15-25 years.
Porcelain Tile
The right answer for bathrooms, lanais, and entry transitions that see pool water, sand, and salt. Florida-rated porcelain handles freeze-thaw at exterior transitions in the rare cold snap. Crack-isolation membrane essential over slab.
Solid Hardwood (limited cases)
Only viable when the home has a wood subfloor (rare in SWFL, more common in older Naples and Fort Myers Beach historic builds). Otherwise the slab build-up cost makes engineered the obvious choice.
Stone Tile (Travertine, Marble)
Travertine especially popular for SWFL outdoor lanai-to-indoor transitions. Sealing required every 1-2 years. Marble looks luxurious but requires more maintenance than porcelain.
Laminate
Lower cost than LVP but not waterproof. Suitable only for bedrooms or low-traffic areas where moisture exposure is minimal. We rarely recommend laminate in SWFL given the humidity profile.

2. Material selection with samples

Sunlight in SWFL washes color out differently than retail display LED. 3. Detailed written estimate

5. Installation and final QA walk-through

We walk every room with you at the end to verify the finish, transitions, and trim work. Punch list addressed before we leave the job. We follow up at 30 days and 90 days to check on settling and any concerns.

Do you handle slab moisture testing before installation?
Yes, on every slab installation. We test multiple points using calcium chloride or relative humidity probes per ASTM F1869 / F2170 depending on the material. Results documented in writing. If moisture is above the threshold for your chosen flooring, we install a moisture barrier or recommend a different material before proceeding.
What happens if my home floods after install?
Standard homeowners insurance and flood insurance typically cover water mitigation. Reinstallation cost is between you and your insurance carrier. We work with adjusters when needed and provide written estimates for reinstallation. If you live in a flood-zone-rated area, we strongly recommend waterproof LVP or porcelain tile to minimize reinstallation cost in future events.
